Location: Iowa City, IA – Riverfront Crossings District
Description: In response to an RFP issued by the City of Iowa City, CDT proposed a high-rise, mixed use project contained in two towers designed to maximize access to natural light for both the project and the surrounding neighborhood. The site – organized around a public promenade which included a series of plazas, terraces, and landscaped areas – was designed to assure an active and fully accessible urban streetscape. The scale of the 10 and 15 story towers was carefully designed to break down the scale of the structures through the use of façade step-backs, hanging landscaped gardens, and modulations of building materials and colors. The project envisioned numerous energy efficient and sustainable features including green, rooftop gardens, geothermal energy, rooftop photovoltaic panels and high performance building envelopes.
Along with 50,000 S.F. of Class A office and commercial space, the project was to include a mix of residential units. With their over-sized balconies, the high quality, high amenity, units in the Linn Tower would provide users the unique opportunity for indoor-outdoor living usually exclusive to single family homes. The Court Tower – containing affordable, workforce housing units above two stories of commercial space – proposed a shop built, modular construction process to provide high-end quality control and a compressed construction schedule.
